The Grabnitsky Estate near Ushachy has been bought twice already — and now it's back on auction for one base value

The "Vitebskoblimuschestvo" Committee is holding electronic auctions for the sale of a historical 19th-century estate in Arekhauna. The auction is scheduled for September 2026. According to the documentation, the estimated cost of the one-story brick building with an area of 510 square meters is 350 thousand rubles. The starting bid has been reduced to one base value — 45 rubles.

In the lot description, the architectural monument is listed as "a 19th-century manor house building," and also the year of construction — 1920. These are further wonders of paperwork from the times of Soviet nationalization.

The stone manor house in Arekhauna was built by representatives of the Grabnitsky family in the 1840s in the late classicism style. The estate included a linen factory, a steam mill, a brewery, a forge, a stud farm, and a park complex.

In 1917, the owners, sons of the scientist Adam Grabnitsky-Daktorovich, left the country. In 1943-1944, the building housed a hospital for the Ponomarenko partisan brigade. In the post-war period, a school operated there. Since 1998, the building has not been used. The territory and interiors have been plundered during this time.

The buyer is obliged within 30 calendar days after signing the contract to formalize a protective obligation for a historical and cultural value of the 3rd category. According to the terms, the new owner is given one year to develop project and estimate documentation and a maximum of five years to perform repair and restoration works.

Previous attempts to sell

In July 2020, the estate was acquired by the Minsk agricultural enterprise "Aziory-Agro" for 28 rubles. As we wrote earlier, the investor planned to open a museum and a cafe there. In 2021, the Society for the Protection of Historical and Cultural Monuments sent an appeal to the Prosecutor General's Office because land and construction works were carried out without an approved project of protection zones and scientific documentation. In the summer of 2024, the allocated four-year period for restoration expired, after which the property was returned to the state.

In February 2025, the estate was sold again for one base value, which at that time amounted to 40 rubles. The publication "SB. Belarus Today" reported that a resident of Minsk became the owner. According to the terms of the deal, she was supposed to restore the property within three years, but in September 2026, the estate reappeared on the lists of unused property.
