Six new shopping centers are currently under construction in Minsk. What are they?
Dozens of shopping and entertainment centers operate in Minsk, and at least six new ones will join them soon. The "Onliner" publication visited the construction sites and checked the readiness of the objects. Some are about to open their doors, while others still have a long way to go.
Multifunctional complex Sigma on Nyamiha
Opening: 2027.
The multifunctional complex of a intricate shape is being built on Nyamiha Street, 44. With each passing day, it gets closer to completion and increasingly surprises with its facade solutions. Previously, this glass structure's site was a wasteland, but its central location seemed to hint that the land should be used more productively. The plot was put up for auction in 2018.
The developer "Sigmapolus" is not particularly forthcoming about what exactly the new object will offer Minsk residents, so one can only rely on information that slips onto the internet.
For example, the chief architect of the project mentioned the following: the building is original, using exclusive technologies, the facade corners are framed by radial stained-glass windows, and there are unique details such as an artificial stream flowing along the complex's facade. Another feature of the project is an exploited roof, where a green zone will be created. It is also known that the grocery store opening on the ground floor will belong to the Prostore chain.
"The total area of the complex is 70,000 square meters," "Sigmapolus" told Onliner. "Three levels will be occupied by the shopping center, and parking will be located on three floors. A fitness center and a medical center will open in the two-story annex. Currently, the territory is being landscaped, and builders have begun interior finishing.
The opening of the complex is planned for mid-2027, but everything will depend on weather conditions. If the winter is severe, like last year, construction will have to be suspended. We are not yet ready to disclose the list of tenants, but we note that the project will definitely attract interest in the Minsk market."
Shopping center on Bahushevich Square (on the site of the "Sukno" factory)
Opening: 2028.
Another shopping center has begun construction near Sigma. It will be located at the intersection of Dziarzhynskaha Avenue and Clara Zetkin Street - on the territory of the previously demolished "Sukno" factory. By the way, let's not forget that a neglected vegetable storage facility, popularly known as "Lambda," was also demolished not far from here - a commercial object is also planned to be built in its place. It turns out that the circle on Franciška Bahushevich Square will literally become a point of attraction in the future.
Construction on Clara Zetkin Street is bustling; no trace remains of the former production buildings. They live on only in the memory of Minsk residents.
The red-brick buildings, which belonged to the "Sukno" spinning factory, stood here since 1947. In modern times, they were long semi-abandoned, surrounded by a high fence, and did not fit into the contemporary urban landscape. Part of the premises was demolished for the subway, and the rest were put up for auction. In 2023, they were bought by "Matsiaryk-Invest" company.
What will open here? A commercial and administrative complex, including a 12-story office block, a two-story shopping center, rental spaces, and a multi-level parking garage. Something interesting is also promised - a hypermarket for home goods. The normative construction period for the object is 46 months, meaning it will open approximately in 2028. And this is all the available information so far: the commercial object does not have a website, and contacting the developer is not easy.
Multifunctional complex in Hrushauka
Opening: Unknown.
Over the past decades, the Hrushauka micro-district has undergone significant metamorphoses right before the eyes of Minsk residents. For a long time filled with barracks and private sectors, it has transformed into a sought-after location with modern high-rise buildings. But what it really lacks is a shopping center, to which numerous residents of the new buildings would flock.
It's interesting that the city has known about this need for a long time - as early as 2018, it was decided to put a plot at the intersection of Dziarzhynskaha and Zhukava avenues up for auction for the construction of an MFC. Only recently was the territory fenced off, announcing that a shopping center would be built. Why did it take so long? It was necessary to resettle the estates that were located on this plot.
The developer of the object, tentatively named "Multifunctional Administrative and Business Complex with Integrated and Attached Public Premises and Parking," will be "GrandHouseEngineering," which successfully erected and completed the "Kvartal na Hrushautsy" complex - sturdy brown-and-white monolithic high-rise buildings right next to the "Hrushauka" metro station. However, there is no specific information about the construction yet. This is what the sales department reported:
"As of today, there is no exact information about the start of construction. Perhaps we will begin work on the site soon. The project is undergoing final approvals."
Shopping and entertainment complex Novamall in Stsiapyanka
Opening: 2028.
In recent years, Stsiapyanka has seen a considerable number of new buildings, and their construction continues. Several blocks with houses for those on the waiting list are being formed. But it turns out that housing is added, but infrastructure is not. In a recent report, locals complained about the lack of kindergartens, schools, and grocery stores. So, one of these problems will soon be resolved - a small but stylish shopping center called Novamall is planned for Stsiapyanka.
It will be located at the intersection of Karvat and Suvyazistau streets, right next to the monument to the Su-7BM aircraft. Currently, this spot is a green zone, but the site will soon be fenced off, as construction work is scheduled to begin in October 2026. The shopping center will not open anytime soon - in spring 2028. But despite this, the developer - the "TENKinvest" group of companies - is already fully advertising its project and looking for tenants.
"Novamall is a district-level shopping complex," the company said. "Its total area is 5200 square meters. The shopping center will include two levels with a shopping gallery, a children's entertainment center, cafes, restaurants, and parking for 190 cars."
The grocery operator recently became known - "Susedzi". The store will be located on the first floor and will occupy an area of 1400 square meters. Negotiations are currently underway with brands such as "Optika WDL", Varka, Conte, Respekt, "Megatop", Burger King, and others. In short, all of this is definitely very much needed by new residents.
Shopping center Mega Park in Kamiennaya Horka
Opening: 2027.
Mega Park in Kamiennaya Horka is a very ambitious project. Even the name alone speaks volumes! However, construction is not going very smoothly (as is often the case). The latest revival of construction took place in August, and it is to be hoped that the work will be completed.
Let's recall the history: Mega Park on Kazimiraŭskaja, 12, began construction in 2012 and was initially promised to open in 2017, then in 2020. The previous investor left the object in a half-finished state, and the city had to put the lot up for auction. A new company bought it in 2024. The team faced the task of evaluating the building, which had stood idle for many years, and making a balanced decision about its fate. Simultaneously with technical work, architectural concepts were developed, and active negotiations with tenants were conducted. And now, recently, work has resumed.
Tenants are showing interest in the project — they say 68% of the area is already occupied. The anchor tenant will be the "Susedzi" hypermarket with an area of 4500 square meters. Among other well-known brands are the "TSUD" department store, Koton and Gloria Jeans stores, and the mooon cinema space. In general, operators we are accustomed to seeing in other complexes will open here.
"The opening of the Mega Park shopping center is planned for 2027," noted the "Mega-Active" company.
Shopping center "Praspiekt" on Prytytskaha
Opening: 2027.
In the western part of Minsk, another shopping center is growing - "Praspiekt" (Prospect). It is being built at the intersection of Prytytskaha and Dambrouskaya streets under the management of "TENKinvest" company. The building's skeleton is almost ready, but there is still a lot of work ahead on the construction site. Will the new object be opened in the promised 2027? We will see.
"Praspiekt" is positioned as a district-level shopping complex. Its total area is 26,000 square meters. There will be two floors with a shopping gallery, as well as office premises and 500 parking spaces. Visitors are promised clothing stores, cafes, and other necessary amenities like currency exchange offices and pharmacies.
"Construction is proceeding according to the approved schedule," the company noted. "The shopping center has already confirmed anchor tenants: the "Santa" grocery operator, a food court, a children's entertainment center, and leading fashion brands."

Если тот же "Мега" планировали открыть в 2017 - на значит, что правильно писать "Открытие: 2027", ибо это такие же планы, что и десять лет назад.
Вот когда хотя бы один из этих чемоданов без ручки откроется в указанный год (ок, без Грушевки), это уже будет сродни чуду. В любом случае, за "не вписывающееся в современную городскую застройку" Сукна тот пятачок уже прокляли все, кому не пофиг на и так еле сохранившуюся историческую застройку (казалось бы, ну сохрани часть фасада, ну интегрируй в дизайн, ну будет win-win...)
Но все же меня мучает другой вопрос: а НН это всё зачем? Или разве что анланер не разрешает перепечатать в нормальном литературно-журналистском стиле, а не рекламного буклета?
