Minsk Street with the Most Expensive Land Named

The amount of land tax for some Belarusians may change. The reason is the update of the cadastral value of the plots.

New data will be applied from January 1, 2026. The official channel of the State Property Committee reports on the most expensive lands in Minsk and its surroundings.

Minsk remains the leader in land cost in the country — 230.3 BYN per sq. m (+40.6% compared to 2020). The top 10 also included Zaslavl, Fanipol, Brest, Soligorsk, Grodno, Machulishchy, Dzyarzhynsk, Gomel, and Logoisk.

The most expensive appraisal zone in Minsk became the area of Tsikhaya Street (Drazdy) and Pobediteley Avenue. A 10-are plot here costs 683 thousand rubles.

Among rural settlements, Minsk district stands out. Here, land costs 53.2 BYN per sq. m (which is 3.4 times higher than in the subsequent Smolevichi district). The top 10 also included Dzyarzhynsk, Brest, Pukhovichi, Uzda, and other districts.

Among villages, Borovaya takes the first place in cost (137.3 BYN per sq. m). And among gardening cooperatives, the dacha cooperative "Krynichny" in Zhdanovichi stands out. Here, a square meter of land costs 131.9 BYN. Overall, eight out of ten leaders in cost are located in the Minsk region.

Cadastral value is the basis for calculating land tax, determining the amount of rent for state-owned land plots, determining the amount of payment for land plots transferred to private ownership, payment for the right to lease land plots, payment for a plot redeemed from the owner when it is seized for state needs, legalization of land plots, and so on.
