The place where Old Minsk began will be developed. A plan already exists

The Minsk District Executive Committee submitted for public discussion an urban development project for the villages of Haradzishcha and Novaya Vioska. This place is considered the cradle of the Belarusian capital, as it is here, on the Mienka River, that an ancient settlement from the 10th century is located, writes domovita.by.

Due to the archaeological value of the land, architects completely abandoned the construction of multi-storey buildings in favor of the private sector. By 2040, a low-rise environment with squares, a visitor center, and new roads will be formed in the village territories. Additional hectares of former collective farm fields have already been allocated for private development.

Protection of Ancient Embankments and Transparent Fences

The Haradzishcha settlement on the right bank of the Mienka River has the status of a second-category historical and cultural value, which significantly influenced the general plan. Architects will preserve the historical layout of Zarechnaya, Dzyarzhynskaya, and Piyanerskaya streets, which developed at the end of the 18th century. The ancient graves of the owners of the local estate, Rudolf and Sophia Pishchala, as well as the cemetery near St. Nicholas Church, are under protection. Any new construction here is strictly regulated so as not to disturb the appearance of the ancient earthen embankments.

Restrictions will affect the appearance of private properties in the historical center of the village. The project authors prescribed the requirement to install exclusively transparent fences no more than one and a half meters high facing the streets. New public buildings will not exceed three floors with an attic. On plots where firefighters' ladders cannot reach, the height of residential buildings is limited to 10 meters.

No Panel Blocks and Two Hundred New Estates

According to the project, the demolition of existing residential buildings in Haradzishcha and Novaya Vioska is not foreseen, and the construction of new housing is planned only on vacant territories. For the expansion of the village, 32.4 hectares of arable land from the agricultural enterprises Zhdanovichy and Shchomyslitsa will be removed from agricultural use. These plots will feature exclusively low-density manor-type and blocked housing development – there will be no multi-storey buildings here.

On the new lands, 224 cottages with a total area of slightly more than 25 thousand square meters will be built by 2040. The average plot size for a house will be 15 hundredths (1500 sq meters), and the area of the dwelling itself will be about 110 square meters. The first 75 cottages are planned to be completed by 2030 in the first phase of territory development. After this, the population of the combined villages of Haradzishcha and Novaya Vioska will grow from the current 628 to 810 people.

Visitor Center, Pondside Square, and a New Road

To unleash the tourism potential of Minsk's cradle, a multifunctional visitor center will be built on Dzyarzhynskaya Street for guests of the archaeological complex. Next to it, a cultural and recreational center with 75 seats, a cafe with 40 seats, and shops with an area of 250 square meters will open. For active recreation of residents, an open sports ground and household service areas will be built. Separate schools will not be built, but free bus transport will be organized for children to the agrotown of Aziartso and the capital.

In the northeastern part of Haradzishcha, a square with a pond will be equipped, and a small green zone will be created behind the Church of St. Nicholas the Wonderworker. Along the Mienka Riverbed, a large natural meadow park will appear with walking paths and recreational areas near the water.

The transport network will also be updated: a road with direct access to the Brest highway R-1 will be built towards the village of Strochytsy. The existing Vishnyovaya, Mayskaya, and Mahistralnaya streets will be reconstructed, and bike paths will be laid along the driveways. A parking lot for 35 cars will be equipped for tourists and visitors to the visitor center. Also, central water supply with iron removal stations and high-speed internet will be extended to the village.

The public discussion will take place from August 3 to 17, and the exhibition of the architectural and planning concept can be viewed in the building of the Shchomyslitsa Rural Executive Committee in the agrotown of Shchomyslitsa.

The project presentation itself will take place on August 12.
