The Most Expensive European Cities to Buy an Apartment

Which European countries and cities are currently the most expensive to buy a house or an apartment?

The Mapping the World’s Prices 2026 report, prepared by the Deutsche Bank research institute, compares the cost per square meter when buying an apartment in city centers across 69 megacities, 28 of which are in Europe, writes Euronews.

Switzerland — the most expensive country to buy housing

Two Swiss cities top the ranking, making Switzerland the most expensive country to buy real estate in urban centers. The price per square meter for an apartment is €22,910 in Zurich and €19,439 in Geneva.

For an 80 m² apartment, this means approximately €1,833,000 in Zurich and €1,555,000 in Geneva.

London takes third place — €17,241 per square meter. An apartment of this size would cost approximately €1,379,000.

London is 35% more expensive than Paris

Paris follows — a square meter here costs €12,771. Buying an apartment in central London is approximately 35% more expensive than in Paris.

Vienna rounds out the top five, where a square meter costs €12,483.

Germany's most expensive city is Munich, where a square meter costs €11,435.

Luxembourg (€11,011), Copenhagen (€10,191), Stockholm (€10,037), and Oslo (€9,785) also make it into the top ten most expensive. In the Norwegian capital, the price drops below the €10,000 mark.

Three Nordic capitals are in the top 10, while Helsinki ranks 13th with €8,431 per square meter.

Milan and Amsterdam are slightly ahead of the Finnish capital: €9,378 and €9,273 per square meter, respectively.

Prague is more expensive than Madrid and Berlin

Prague turns out to be more expensive than the capitals of Spain and Germany. The price per square meter when buying an apartment in the city center is €8,352.

For comparison: in Madrid, a square meter costs €7,831, and in Berlin, it's €7,613. Rome follows them with a figure of €7,328 per square meter.

Above the €7,000 mark remain Dublin (€7,185) and Frankfurt (€7,162), while in Lisbon (€6,636) and Barcelona (€6,485), the price stays above €6,000.

The Cheapest Cities — Istanbul and Athens

Istanbul is the cheapest European city on the list: €2,646 per square meter, followed by the Greek capital, Athens, with a figure of €3,442.

The EU capital Brussels is also among the cheapest cities, ranking third from the bottom. An apartment square meter there costs €4,380.

Birmingham in the UK (€4,671) is also below the €5,000 mark, while Budapest (€5,243), Warsaw (€5,443), and Edinburgh (€5,708) are already above this level.

Hong Kong — the most expensive, Cairo — the cheapest

Among all 69 cities included in the report, Hong Kong remains the most expensive — €23,790 per square meter, followed by Zurich (€22,910) and Seoul (€21,897).

The cheapest cities are Cairo (€784) and Johannesburg (€913), both below the €1,000 mark.
