Businessman Alyaksei Karahin shared a cautionary tale on Facebook.

This happened during the construction of the D16 administrative and commercial business center.
"We monitored every contractor for construction work (cost - lower, quality - higher). And tenders were won by companies that provided appropriate proposals," writes Karahin. —
But, as practice showed, they took prepayment from us for building materials, they took building materials on deferred payment from merchants (naturally, showing them the contract with us), they hired a couple of alcoholics for the picture of bustling activity. And this lasted for months. Then they blamed everything on coronavirus, diarrhea-scrofula, and other excuses.
Naturally, all our deadlines were missed. Our prepayment disappeared. Suppliers of building materials and hired builders were abandoned. I was furious, but a little upset. (As I wrote in my book: "At my age, hurrying is dangerous, getting nervous is harmful, trusting is unwise, and being afraid is too late. All that remains is to live, and to quit smoking for my own pleasure.")
Guess what I did in this case?
I had to sweet-talk this not-so-decent businessman — saying, I will give you all the remaining work on the building, and as soon as you work off my prepayment (about $20,000), I will immediately give you the next prepayment ($50,000). And then the saliva of greed began to flow from him…
Thank God, in this case, I broke even.
Conclusions: never send large prepayments for any deals to unverified personnel. It's better to do it gradually, little by little, and measure the results of those hired!"
