A major construction project has begun on Planernaya Gora in Minsk

Apartments in the first seven buildings on Planernaya Gora in Sukharevo are offered to everyone interested, Minsk-News reports.

Discussions about a large block appearing in the very heart of Sukharevo instead of a huge wasteland began back in 2019. However, active construction on the so-called Planernaya Gora was not observed until recently. Now, the site has come alive.

The construction of the complex within the streets of Maxima Goretskogo and Yankovskogo began not with residential high-rise buildings, but with a multi-story parking garage of a complex shape, whose facades will be decorated with inclined metal lamellae. The polygonal stylobate will accommodate not only cars but also a shop, a cash settlement center, and a cafe with 60 seats.

Therefore, the first project declaration, published in the newspaper "Zvyazda," lists commercial premises, not apartments. A parking garage will also be built.

— The standard construction period for it is 24 months. That is, the parking garage will be ready approximately by the end of 2028 — just in time for the planned completion of the four buildings of the first phase, — clarified Fyodor Shevlyuk, head of UKB "MAPID".

Today, there are more than 30 variations with different apartment layouts. In modern versions of such buildings, the entrance to the подъезд (entrance hall/stairwell) is at ground level, without high steps; spacious vestibules, through elevators, French balconies, and panoramic floor-to-ceiling glazing are provided inside.

Construction of the second phase of the residential block is unfolding according to a similar scenario. Work on the site will again begin with the construction of a parking garage, then move on to three ten-story buildings. Most likely, their creation will begin only in 2028, as design work is planned for next year.

Housing here will also be offered to everyone interested and under the same conditions as in the first four buildings. However, the next eight high-rise buildings are currently listed in the permitting documentation as housing for citizens registered as needing improved living conditions.

— In total, 15 residential buildings are planned to be erected on Planernaya Gora, designed for approximately 1,624 apartments. Their total area will be about 112 thousand sq. m. The total development area will exceed 16 hectares, — notes Fyodor Shevlyuk.

He also explained why "MAPID" was not in a hurry with the large-scale development of this territory in Sukharevo. The main reason was the specific and complex soil. The project initially provided for a longer and more labor-intensive "zero cycle" stage than on standard urban sites.

— Accordingly, the earthworks themselves, taking into account the specifics of the site, involve certain difficulties. We were ready for this, — assured head Fyodor Shevlyuk. — In addition to parking garages and residential high-rise buildings, the new block will include a modern school for 780 students, a kindergarten for 230 children, and a medical outpatient clinic. The client for these facilities has not yet been determined.

The empty territory, which for many years was used exclusively for technical purposes — for storing soil removed during the laying of underground metro tunnels — will be developed and will change the architectural appearance of the western part of Minsk beyond recognition.
