Here's the stunning property Lukashenka's friend-coach is selling for $40 million

In winter 2021, the Minsk City Executive Committee leased to the company "BelGlobalGarant" two land plots with a total area of about 2.6 hectares on the site of the former parking lot between the Republican Center for Olympic Tennis Training and Winners' Avenue. Soon, the construction of a multi-functional complex began there.

As followed from the investigation by the Belarusian Investigative Center, "Cyberpartisans" and "Workers' Movement", the project became possible due to a personal order from Alexander Lukashenka, signed on March 5, 2020. The company received the land on a long-term lease, not as ownership.

Behind "BelGlobalGarant" stands Lukashenka's personal tennis coach and businessman Sergei Teterin. According to the investigation, for the right to lease, the company paid less than 80 thousand rubles, or about 30 thousand dollars at the then-current exchange rate — less than one percent of the cadastral value of the plots. If the lease rights were sold through an open auction, Minsk's budget could have received at least 250 times more.

In early 2024, the "Platinum" business center at Winners' Avenue, 63B was put into operation. And a few months after the facility was completed, the company started looking for a buyer.

In the presentation for potential investors, the main advantages were listed as proximity to the Palace of Independence, State Flag Square, and the Republican Tennis Center. It was noted that the complex includes a cafe, fitness center, conference hall, shops, and a beauty salon.

Initially, for the entire complex, covering over 28 thousand square meters, consisting of three seven-story buildings with open-plan offices, along with parking, they asked for $68.7 million without VAT.

Two years later, not the entire object, but only a part of it, was put up for sale. However, in the advertisement on kufar.by, realtors listed the offer under the "restaurant" category, although the description refers to the sale of office premises.

Buyers are offered offices ranging from 101.6 to 10 thousand square meters. The building is equipped with a chiller-fan coil air conditioning system, fire and security alarms, carbon dioxide control sensors, OTIS elevators, individual bathrooms, and dining areas. Nearby, there is an open parking lot for 200 cars and an underground parking lot for another 146.

As follows from the advertisement, a part of the building with a total area of about 10 thousand square meters has been put up for sale. The area of one floor is about 1.5 thousand square meters. The seller wants to receive 118.3 million rubles, or approximately 40 million dollars at the current exchange rate — about 11800 rubles per square meter.

However, despite the complex being commissioned back in 2024, the photos in the advertisement show that some floors still remain without final finishing.
