Apartments in a new building in the center of Grodno sold out in minutes, but just look at what they built there

In a new quarter next to the historical center of Grodno, apartments sold out in 2.5 minutes. Unfortunately, there is still demand for such housing.

What kind of building is it and why such a demand?

A new quarter is being built in close proximity to the historical center of Grodno, where garages and warehouses were previously located. And this, perhaps, is one of the last, if not the last place in the center, where a quarter with multi-apartment buildings can be built.

The quarter will consist of six multi-story buildings ranging from 6 to 10 floors, with 570 apartments. The developer is "Grodnazhilstroy", known for building monotonous panel houses.

Despite the fact that the price per square meter in the houses built by "Grodnazhilstroy" is already the highest there, apartments in these panel buildings are in wild demand.

For example, this was the case back in December last year, when apartments in a 10-story building were snatched up in an hour.

Who didn't make it – missed out

The other day, the developer launched online registration for apartment reservations at 12:00 on May 28th, and according to people who didn't manage to register, all 100 spots in the online queue for a building with 90 apartments were taken in 2.5 minutes.

Because of this, people who didn't get a spot are willing to buy a place in the queue for an apartment for money.

"Grodno! Whoever managed to register today for the new building at Astrouskaha, 4, contact me, I'm ready to buy your spot," a man wrote on Threads.

Later, the man replied that, thanks to Threads, good people were found who were willing to give up their registration for a symbolic fee, but all this turned out to be meaningless, as "Grodnazhilstroy" did not allow swapping with another person.

He adds that if you didn't manage to register yourself, then, consider it, you missed out.

And if reselling a spot in the queue is impossible, then reselling an apartment is entirely real.

From the developer, a square meter in two-room apartments cost 3500 rubles. In one of the neighboring buildings, an apartment with a similar layout and size of 55.8 meters is being sold for 220 thousand rubles (80 thousand dollars), which is almost 4000 rubles per meter.

It's noteworthy that 3,500 per meter from the developer and 4,000 from a private seller is not the most expensive square meter in this quarter.

In the corner building, a meter in one-room apartments of 50 square meters is sold for 4,500 rubles (about 1,600 dollars). In two-room apartments of 85 meters – for 3,900 rubles (about 1,380 dollars), and in three-room apartments of 90 square meters, the promotional price per meter is 3,600 rubles (about 1,272 dollars). This is despite the fact that the average cost of housing per meter in Grodno is about 1,163 dollars.

Why is there such demand for apartments in the Astrouskaha quarter?

Despite the fact that this is already the most expensive housing from the developer, the wild demand for apartments in this quarter is primarily due not to the housing itself being of a qualitatively different level, but primarily to its location.

Because, in fact, these are ordinary panel buildings from "Zhilstroy" without underground parking and other attributes of quality expensive housing.

According to locals who were interested in buying real estate in this quarter, many properties are being bought up in order to profitably rent out apartments for daily stays afterward, as the historical center is literally just a couple of steps away.

It is said that apartments in these buildings are also being bought by capital investors. And since mainly small apartments are taken for rent, they are in the highest demand, because in some already completed buildings, the developer himself has several apartments. But this is housing with a large area.

Expensive, but not cool?

Despite high demand and an excellent location, many citizens dislike this quarter because it consists of ordinary panel buildings stuck almost in the very center of the city. "Nasha Niva" wrote earlier about the public's reaction to this development.

In particular, local historian Mečyslaŭ Jan Supron, who has been fighting for many years to preserve the historical and cultural heritage of Grodno, calls such development in the center awful.

Many Grodno residents believe that in such a location, modern low-rise housing should have been built, and not panel buildings up to ten stories high. Moreover, if even such apartments are snatched up like hotcakes, it's quite possible that there would have been demand for more expensive, but more modern housing, which could have become a worthy continuation of the old city, rather than just another quarter with multi-story panel buildings, which are usually built on the outskirts.
