On the renders — one thing, in reality — another. Residents of Minsk's "Northern Shore" confused by the look of their courtyard

The topic was raised by a resident of the quarter, Marina:

"When we were choosing an apartment, the developer's brochure showed this option for courtyard landscaping: a full-fledged play area, a rope town, many play elements, a large amount of greenery, and overall a fairly rich space."

The girl continues:

"The developer explains that the image in the brochure is just an approximate landscaping concept. Okay. But then the question arises: where is the concept itself?

If you compare the visualization with what resulted, it feels like they are two different projects.

The actual playground has a lot of free space, and the play equipment is quite modest. This is especially noticeable against the background of what was shown to potential buyers.

A separate cherry on top is the play structure. To this day, no one has really understood how preschool children are supposed to play on it: the main elements are placed quite high. And for older children, such a structure, apparently, is no longer of particular interest.

And so I really have a question for the developer: if this was an 'approximate concept,' then how much can the realized courtyard differ from what is shown when selling apartments?"

In the comments, Marina was supported. Here is the opinion of another resident of the new building:

"I also live in the 'Eden' house and am very disappointed with this terrible playground. We have a huge courtyard; how could it be spoiled like this? Why are courtyards, much smaller than ours, equipped with sun loungers, swings? How could they put a slide without proper stairs, for what age is it intended, and how do you climb on it? Very sad."

There are also those who consider the expectations of the co-investors naive:

"So, the story about renders with gondolas and parks just seemed like an exception to you? Any developer in Belarus changes the project during construction in whatever way is more convenient and cheaper for them. You chose to believe in the developer's fairy tales yourself."

Developer's comment

The developer of the "Northern Shore" residential complex provided an official comment on the situation:

"Any public images and visualizations posted on the official website and in informational materials (brochures, renders, prospectuses, booklets, models, 3D models, schemes, other graphic materials) are not a public offer, advertising promise, or guarantee of full compliance of the future construction object with the depicted materials, are not part of the project documentation or the information contained therein, and are conditional, reference, and illustrative in nature, aimed at conveying a possible concept and the intended atmosphere of the future residential quarter. The project documentation is the absolute priority for construction participants.

Currently, the landscaping of the courtyard area of the 'Eden' house has been completed in accordance with the stated image of the project: functional zones for children of various ages and recreation have been created, landscaping has been carried out, and places for bicycle storage have been provided.

The developer adheres as much as possible to the concept presented in the renders. At the same time, the visual materials prepared at the project presentation stage primarily reflect the architectural concept and the general idea of landscaping, rather than guaranteeing the identicalness of every element of the realized territory."
