Over the year, the average cost per square meter in Minsk increased by almost 500 dollars
In September 2026, Minsk's real estate market saw no sharp changes, but the month was marked by a number of notable indicators. The number of apartment transactions slightly increased, the average cost per square meter continued to rise, and in one of the capital's apartments, the price per square meter exceeded 6.4 thousand dollars, writes the agency "Minsk-Novosti".

In September, 999 apartment purchase and sale transactions were registered in Minsk. This is 1.9% more than in August, when there were 980 transactions. However, compared to September 2025, activity was lower: 1240 transactions were registered then, which is 19.4% more than this September. The statistics do not include transactions with shares and rooms, and some of the September deals were still awaiting registration at the time of data preparation.
The average cost per square meter of housing in Minsk in September was 2330 dollars. Over the month, it increased by 8 dollars, or 0.3%. The annual growth was significantly higher: in September 2025, the average price per square meter was 1855 dollars. Thus, over the year, the square meter became 475 dollars more expensive, or by 25.6%.
However, prices changed differently in various market segments. Traditionally, the most expensive was the square meter in one-room apartments. In September, its average price was 2530 dollars, which is 1% more than the August figure.
In two-room apartments, on the contrary, the square meter became 0.5% cheaper — down to 2234 dollars. In three-room apartments, it cost an average of 2042 dollars, decreasing by 0.8% over the month. The largest drop occurred in the four-room apartment segment: the average cost per square meter decreased to 1936 dollars, which is 4.7% less than in August.
Almost half of all September transactions — 47% — accounted for one-room apartments. This category also includes new apartments of any size where the developer has not yet installed internal partitions.
The most expensive apartment in September by total transaction amount was a property in the DEPO Residential Complex on Kisyalyova Street, 6Ж. The apartment, with an area of 211 sq. m, was sold for 665 thousand dollars. The cost of one square meter was 3154 dollars.
In second place was an apartment on Chekhava Street, 3. Its area is 445 sq. m, and the transaction amount was 623,343 dollars. However, the square meter here cost significantly less — 1400 dollars.
The third in terms of total cost was an apartment in the "Olympic Park" Residential Complex on Timiryazeva Street, 124. Its area is 82 sq. m, and it was sold for 525 thousand dollars.
However, if transactions are evaluated not by the total price of the apartment, but by the cost per square meter, then the record holder for September was precisely the property in the "Olympic Park" Residential Complex. Each square meter of this apartment cost the buyer 6433 dollars.
Second place was taken by a property in the "Northern Coast" Residential Complex on Vitalya Tsvirki Street, 88. An apartment with an area of 80 sq. m was sold for 411,465 dollars, and the square meter cost 5175 dollars.
The third was an apartment in the "Comfort Park" Residential Complex on Tatarskaya Street, 6. Its area is 37 sq. m, the transaction amount is 185 thousand dollars, and the cost per square meter is 5068 dollars.
