Russians buy 140-145 apartments in Minsk every quarter. Is that a lot or a little?

Over the past two years, the housing market in Minsk has seen a decrease in the number of transactions, but the cost per square meter continues to slowly rise. The National Cadastral Agency analyzed who exactly buys apartments in the capital and what share non-residents occupy.

The main part of buyers, according to the NCA, are Belarusians, and their share has hardly changed: about 94-96%. In 2022-2024, foreigners accounted for approximately 5% of transactions, and this figure remains stable. In the 1st quarter of 2026, Belarusians purchased 94.4% of apartments, which is almost no different from previous years.

Since 2025, the rules for registering joint ownership have changed — now the names of both spouses must be indicated. This led to a significant increase in the share of apartments registered to married couples: if in 2024 it was only 2.3%, then in 2025 it was already 30.1%, and in the 1st quarter of 2026 — more than half (50.4%). In fact, every second apartment is now bought in marriage.

Among foreigners, the most active buyers are Russian citizens (about 60% of all transactions involving non-residents). Citizens of Lithuania, China, Ukraine, and other countries buy much less frequently. Overall, their share is very small — about 2-5% depending on the period. On average, Russians acquire about 140-145 apartments per quarter.

Most often, non-residents choose new and modern districts of Minsk, for example, "Minsk-Mir", Lebyazhiy, Sukharevo, and other new development quarters.

In total, residents of about 65 countries, including very distant ones like El Salvador, Cape Verde, or Grenada, have bought apartments in the capital in recent years.

According to the National Cadastral Agency, foreign buyers do not significantly influence the overall apartment prices in Minsk, as their share is small and stable, and the main demand is still formed by Belarusians.
