Abandoned sanatorium near Rakov sold at auction

An abandoned sanatorium complex in the very west of the Minsk region, the construction of which began in the late Soviet period, was sold at auction on September 23. It was acquired by a private investor for 214,273.83 rubles — about 71 thousand dollars according to the National Bank's exchange rate. Only one participant applied for the bidding, so negotiations concluded quickly. The winner was an individual from the agro-town of Zhdanovichi, reports Domovita.by.

The buyer received a complex of two buildings with a total area of almost 9 thousand square meters and a land plot of about 4 hectares.

The main building occupies about 6700 square meters and from above resembles a huge three-pointed star. According to the original project, it was supposed to house a spa area, treatment rooms, and a large swimming pool. Builders managed to erect brick walls and ceilings, bringing the object's readiness to approximately 51%.

The second building has an area of about 2100 square meters. It was intended for accommodating guests, and its readiness is almost 69%. The building planned for standard hotel rooms with views of the pine forest. Despite many years of inactivity, the walls and concrete ceilings of both buildings, according to the object's description, have been preserved in sufficiently good condition.

The land plot of about 4 hectares is leased to the new owner for 30 years with the possibility of extension. It is located among the forest, near the Charnaruch river and Krylova reservoir. The land can only be used for sanatorium-resort treatment, health improvement, tourism, or sports.

The complex began to be built in the late 1980s, when Soviet departments actively created country boarding houses for the health improvement of their employees. However, after perestroika and the collapse of the USSR, state funding ceased, so construction remained unfinished. Which specific department or enterprise was the customer is not specified in the official documents.

Over the following years, the complex was on the balance sheet of the Haranski village council and gradually became a local landmark. In the 2000s, the unfinished buildings were used by airsoft enthusiasts and graffiti artists. The object also attracted stalkers with its appearance of an abandoned Soviet sanatorium.

The complex is located approximately 30 kilometers from Minsk. The Hrodna highway and MKAD-2 pass nearby.

The authorities tried to find an investor for the long-unfinished construction for several years. The complex was put up for auction in 2022 and in the summer of 2026, but a buyer was found only now. Since only one application was received for the current auction, the object was sold with a 5% markup to the initial price. The starting price was 204,070.31 rubles, and the final price was 214,273.83 rubles.

Now the new owner will have to decide the further fate of the complex. Significant investments will be required for restoration: it is necessary to install communications, repair the roof, install windows, and completely carry out internal finishing. If the project is implemented, a country hotel, recreation center, or health resort could appear near Minsk.
