Grabnitsky's Estate near Ushachy sold for one base unit. The buyer turned out to be a US citizen

The abandoned Grabnitsky estate in the agro-town of Orekhovno, not far from Polotsk, was sold again at auction, writes Onliner. This time, a US citizen who has long lived in Belarus became the owner of the historical object.

Since the buyer was the sole participant in the auction, the purchase cost only one base unit, to which 5% was added. The final sum was 47.25 rubles. Along with the house, the new owner received the right to lease the adjacent plot until 2070 and the obligation to carry out reconstruction within five years.

According to the new owner, in the coming year he plans to simply save the dilapidated building from final destruction and conserve it. Only after that will the further fate of the estate be decided — whether it will become a museum, a gallery, or a hotel.

The object itself is a brick house built in 1840 in the late classicism style. The estate, covering 510 square meters, is located on the lake shore and surrounded by an overgrown park. Despite its dilapidated condition, columns, arched windows, and a beautiful balcony have been preserved in the building. Before the 1917 revolution, the estate was owned by the noble Grabnitsky family; during the war years, it housed a hospital, and later — a local school. The building has been vacant since the 1990s.

This is not the first attempt to save the historical heritage.

It had already been attempted twice to transfer it to private owners. In July 2020, it was acquired for 28 rubles by the Minsk agricultural enterprise 'Azyory-Agro,' which planned to open a museum and cafe there. However, in 2021, the Society for the Protection of Historical and Cultural Monuments appealed to the Prosecutor General's Office: land and construction works were carried out without an approved protection zone project and scientific documentation. In the summer of 2024, the period allocated for restoration expired, and the object was returned to the state.

In February 2025, the estate was sold again — this time for one base unit, or 40 rubles. A resident of Minsk became the owner, who was supposed to restore the estate within three years. However, in September 2026, the object was again included in the list of unused property.
