In the Logoysk district, a tourist project near Silichy is for sale, complete with a ready business plan and an estimated payback period of 8-10 years.

The Logoysk district is called Belarusian Switzerland. Hills, forests, and proximity to Minsk have made it one of the main centers for countryside recreation in the country. It is here that the Silichy ski resort is located, and until recently, the Logoysk complex also operated.
Now, an unusual object has been put up for sale in this region — not a house and not a recreation center, but a project for a future hotel and restaurant complex at an advanced stage of readiness.
The complex is located next to the M3 Minsk — Vitebsk highway at the turn-off to the village of Verahi. Across the road is a Belorusneft gas station. The Silichy National Ski Resort is about 1.5 kilometers away. By car, the journey from the Minsk Ring Road will take about 25 minutes.
According to information from Realt.by, the hotel and restaurant complex is located on a plot of 1.98 hectares, which is under long-term lease until 2112. Along with the property, the company to which the project is registered is also for sale.
The main building has three floors and a total area of 1933 square meters. The year of construction is indicated as 2021 in the advertisement. There is no interior finishing yet, but the main construction works have already been completed.
According to the sellers, the construction of the building's shell has been completed, the roof has been installed, windows have been installed on all floors, and the thermal envelope is closed. Gas has been supplied to the complex, and water supply is planned to be carried out from two private artesian wells — a main one and a backup one.
Also, four clean water reservoirs with a volume of 50 cubic meters each have already been installed, along with a domestic wastewater treatment system and a gas boiler room. At the time of publication of the advertisement, work on facade finishing was ongoing, and metal structures for the installation of the restaurant's summer veranda had been purchased.
According to the project, the complex should include a hotel with 30 rooms and a restaurant with 75 seats. However, the possibilities are not limited to this. The sellers note that the territory allows for expanding the complex through the construction of cottages, a SPA area, additional recreational areas, and other tourist facilities.
It is separately emphasized that the project has already passed state expert examination, and a business plan has been developed for it, complete with a financial model, risk assessment, and a payback forecast. Sellers are enticed with the promise that investments can pay off in 8-10 years.

Another argument for a potential buyer — the project is included in the preferential lending program for investment projects in the tourism sector. The loan rate under the Development Bank's products ("Tourism Potential") is 6% per annum for a period of up to 15 years. It is noted that the project is being implemented with the support of local authorities.

However, the future buyer will have to evaluate the project under new conditions. When it was being developed, one of the arguments was its proximity to two ski resorts — Silichy and Logoysk. Now the latter has ceased operations, so the success of the future complex will largely depend not only on skiers, but also on its ability to attract guests throughout the year — through countryside recreation, corporate events, SPA services, and other forms of tourism.

Unfortunately, in Belarus, examples of successful tourism complex projects near highways are still isolated. The most famous is Westa on the M1 highway near Dzyarzhynsk. Over several decades, the complex transformed from a hotel into a large multifunctional recreation and wellness center.

For the complex near the Verahi turn-off, along with the company, 8.1 million Belarusian rubles are being asked, or about 2.9 million US dollars. For such a sum in the suburbs of Minsk, one could buy a dozen and a half houses or several luxurious cottages. But in this case, it's not about suburban real estate, but about a large tourism project, which, with sensible management, can bring good profit.
