In some cities, it is difficult to rent an apartment long-term due to the influx of Russian tourists

Since Kufar is more popular than Realt as a rental platform in regional cities, by 3-4 times in some positions (for Minsk, the difference is not as significant), we will rely on Kufar for the analysis.

Minsk

Currently, for 1866 apartments rented long-term in Minsk, there are 1465 daily rental offers.

It turns out that in the capital, although with a small lead, long-term rentals dominate. In terms of population, this means one offer per 1070 residents.

As for apartments rented daily, it's one apartment per 1365 residents.

Brest

In Brest, 296 apartments are currently rented long-term, or one apartment per 1170 residents. This makes Brest the anti-leader in terms of the number of apartments rented long-term, considering the city's population.

The number of apartments rented daily in Brest significantly exceeds long-term rentals — 551 offers. Or one apartment per 679 residents.

Vitebsk

In Vitebsk, 351 apartments are rented long-term, which is one apartment per 1020 residents. For short-term rentals, there are 288 apartments in Vitebsk, or one apartment per 1242 residents.

Gomel 

In Belarus's second-largest city by population, 472 apartments are rented long-term, or one offer per 1059 residents. As for short-term rentals, there are even fewer than in Vitebsk — only 268 offers, or one apartment per 1865 residents.

Grodno

In Grodno, 319 apartments are currently rented long-term, or one apartment per 1143 residents. As for daily rentals, there are many more such offers — 660, or one apartment for every 552 residents. This makes Grodno the leader in the number of daily rental apartments per capita. 

Mogilev 

In Mogilev, 297 apartments are currently rented long-term and 257 daily. This is one apartment per 1188 and 1373 residents, respectively.

What do these numbers indicate?

In touristy Grodno and Brest, the daily rental market is much more developed than in the three other cities in the east of the country, as more people come here for holidays.

But for those living in these cities and wanting to rent an apartment for a long time, this complicates their search. As less available rental housing becomes available, partly due to higher rates. Especially when it comes to the central part of the city, where tourists traditionally like to stay.

For example, if you compare rental rates for two-room apartments rented long-term in Brest and Mogilev, there is a noticeable difference of approximately 80 dollars.

The developed daily rental market in the western regional centers strongly affects the number of offers for one-room apartments.

For example, while 174 one-room apartments are currently rented in Vitebsk, in Grodno there are only 101. The price difference is about 70 dollars.

And if you consider the central part of Grodno, there are very few one-room apartments for long-term rent, and those that are available are priced at 425-460 dollars per month.

Because of this, it is common to find posts on Threads, for example, where people complain about high prices and a low selection of long-term rental housing in Brest and Grodno.
