Trendy Business Center D16 – the one with a hand growing out of the ground – is up for sale. The price is impressive

In 2020, the building at Daŭhabrodskaja, 16, which previously housed the testing workshop and design bureau of the Minsk Automatic Lines Plant, was acquired at auction by businessman Aliaksei Karahin — owner of the jewelry chains "7 Carats", Diamante, and "Zolotau".

In 2023, Karahin stated that the former factory building attracted him primarily with its high ceilings: on the ground floor, their height reaches six meters, and on the others — four and a half. However, the main argument was the price.

The businessman did not disclose the exact purchase amount but noted that approximately five times more funds were invested in the reconstruction.

The entrepreneur preserved the historic hall and the grand staircase but significantly altered the interior. The ceiling was designed by Belarusian designers, the inner courtyard was adorned with graffiti, and the area around the building was paved with "Old Town" paving slabs, which are more expensive than standard ones. An unusual art object also appeared in front of the entrance — a human hand that seemingly grows out of the ground and holds a red maple.

The new business center was named D16 and commenced operations in 2023. A part of the third floor was occupied by Karahin's own company, while the remaining premises were leased out. At the time, the businessman stated that they managed to find tenants quite quickly.

However, the owner soon decided to part with the property. Back in late 2024, D16 first appeared on the real estate market. At that time, the business center was priced at over $10.34 million.

Now the property is again put up for sale. As reported on the realt.by website, the new owner is offered a multifunctional business center with a total area of 5170 square meters. In the advertisement, it is positioned as a ready-made business platform that can be used both for the company's own needs and for generating rental income.

The building consists of four floors and a basement level. Its features include high ceilings, panoramic windows measuring one and a half by three meters, more than ten separate entrances, and the possibility of easy adaptation of premises for various types of activities — offices, shops, showrooms, service sector, cafes or restaurants.

The description also mentions main and backup power supply lines, a supply and exhaust ventilation system, fiber-optic communication, modern lighting, bathrooms on each floor, and a separate dining area for employees.

The property includes a closed inner courtyard and ground-level parking. The seller emphasizes that the building requires no additional investments and is fully ready for operation. The advertisement also notes that the buyer will not have to pay for the services of a real estate agency.

Interestingly, compared to the end of 2024, the declared price of the property has significantly decreased. Currently, the business center is valued at approximately $9 million.
